The costs of buying a home in Spain depend on several factors, including:
Fixed: Purchase Price, Taxes (VAT for new homes or Transfer Tax (ITP) for second-hand homes), Notary Fees, Registration Fees.
Additional: Property Valuation, Mortgage Costs: Including opening fees, insurance, and other mortgage-related expenses, Legal Fees, other professinal fees.

MILESTONES
01. Reservation The buyer makes a reservation by paying a small deposit to take the property off the market. In general, the amounts usually range from 3,000 euros to 10,000 euros, although it all depends on the type of property and the price.
02. Private Purchase Contract (also called ``Contrato de Arras´) A private agreement between buyer and seller, where the buyer pays a larger deposit (typically 10% of the purchase price) to secure the property. This contract outlines the terms and conditions of the sale.
03. Public Deed (Escritura Pública): The final step where the sale is officially completed in front of a notary. The buyer pays the remaining balance, and the notary registers the property transfer in the Land Registry.
FINAL COMPLETION
A purchase or sale is formally completed only when the deeds (escritura) are signed before a notary, full payment is made, and ownership is formally transferred to the buyer. We handle all the minor details, such as setting up a bank account and transferring utilities (water, electricity, and rates) into your name. Additionally, we take care of the formalities of registering the property in your name and paying all the relevant fees and taxes on your behalf.
